Preparing your property for a photo (and video) shoot is essential to ensure that the images captured present it in the best possible light. Here are some things you can do to maximize your property’s potential:
- Declutter: Remove any unnecessary items from your property, including personal belongings, toys, and miscellaneous clutter. Also remove any personal items, such as family photos, graduation certificate and sensitive information such as credit card and utility bills on the table. This allows the videographer / photographer to focus on the essential elements of the property.
- Clean: Ensure that your property is clean and tidy before the photo shoot. This includes dusting, sweeping, and wiping down surfaces to make the property look polished and well-maintained. Areas to note includes;
- Making all the beds, fluff all the pillows, and check the bed skirts.
- Cleaning the kitchen sink and put away all the dishes.
- Clearing all kitchen counter tops.
- Clearing all bathroom counter tops and put away all personal items.
- Hiding all trash bins.
- Putting all toilet seats and lids down.
- Organize: Arrange furniture and decor in an appealing and functional way. This may mean re-arranging some items to create a better flow and showcase the best features of the property.
- Lighting: Check that all the light fixtures are working and that the bulbs are the same colour temperature. Good lighting is essential to showcase the property and create a welcoming atmosphere.
- Repair: Make any necessary repairs before the photo shoot, such as fixing broken appliances, patching holes in walls, or repairing leaky faucets. This will make your property look well-maintained and move-in ready.
- Pets: If you have pets, hide all food/water bowls, pet beds, and pet toys and make sure they are secured or taken to another location during the shoot. This will prevent them from distracting the photographer or getting in the way of the shots.
And just right before we arrive, do turn on all interior lights, turn off all ceiling fans and keep any pets away from all rooms.
By taking the time to prepare your property for the shoot, you can increase its potential and attract more potential buyers or renters. A well-presented property can make all the difference when it comes to selling or renting a property quickly and at a higher price.
